Association Dues
The Emerald Hills Condominium 16 dues are $275 per month due at the 1st of each month.
Emerald Hills Community Association is the Master Association.

NOTICE REGARDING PROPERTY INSURANCE DEDUCTIBLE
Pursuant to the provisions of Section 11-114 of the Maryland Condominium Act and the Condominium’s By-Laws, the Council of Unit Owners of the Condominium is responsible for obtaining and maintaining a Master Insurance Policy insuring the Common Elements and Units (exclusive of improvements or betterment installed in the Units by Unit Owners other than the Developer) from commonly-insured against casualties. Unit Owners are advised that, if the cause of any damage to or destruction of any portion of the Condominium originates from their Unit (regardless of fault), the Owner of that Unit where the cause of the damage or destruction originated is responsible to the Council of Unit Owners for reimbursement of any resulting deductible under the Master Insurance Policy up to a maximum amount of $10,000.00. Unit owners are strongly encouraged to obtain supplemental insurance coverage upon their personal property. Improvements and betterment, and to protect against liability for repayment of any insurance deductible under the Condominium’s Master Insurance Policy.

Effective 2013; As a result of excessive water damage to residential units in several of the multi-floor buildings from air conditioning units water drainage, each year sometime between March 1st and June 1st, all homeowners/ residents will be required to have their air conditioning unit(s) drained, cleaned, and/ or blown out. This action will assist in preventing overflow drainage of the units. This shall be done at least once a year, and at the homeowners expense. The homeowner/ residents themselves may complete this, or you can be chose to have it completed by a professional contractor.
Going forward, any damage incurred by the owner/resident, or other owner/ residents, as a result of an air conditioning unit drain overflow, may be the responsibility of the owner/ resident due to lack of maintenance.
